Accessible bathroom renovation on the Côte d'Azur

The edge of the bath gets higher every year. Nobody announces the day stepping over it becomes a risk, so most people plan after a slip instead of before. No French rule tells you what your own bathroom must contain, which means you write the brief.

The brief

What goes into an accessible bathroom, and who sets the brief?

You do. The French accessibility standards cover new housing built for other people and public buildings. An owner adapting a bathroom in their own home has no minimum width or turning circle to meet. When a devis (written quote) says "PMR" (personne à mobilité réduite, meaning accessible for reduced mobility), it describes the work and certifies no standard. A firm selling a salle de bain PMR is telling you what it intends to build, and you judge whether that suits your body and your house.

So start with who the room is for. A couple in their sixties planning ahead need a different bathroom from someone who already walks with a frame, or who may use a wheelchair in five years. A salle de bain senior for the first couple can look like any other bathroom with a few sensible additions.

An occupational therapist (ergothérapeute) can visit, watch how you move through the room and write down what to change. Some retirement funds pay for that visit for older retirees living in France, so ask yours. Hand the same written list to every firm that quotes. The devis then compare like for like.

Bath to shower

How level should the shower be for someone who struggles to step?

Taking out the bath is the adaptation people ask for first. For someone with limited mobility, what counts is the step that's left. In a house the floor can often fall gently to the drain with no step at all. In a flat the concrete slab often can't be cut, so a very low tray sits a few centimetres proud.

Ask the fitter which it will be, in centimetres, before you sign. Then ask whether the person who'll use it can step over that height safely on a bad day. Ask for a floor finish rated non-slip when wet, and plan where a fold-down seat and a rail will go.

The building side of the swap, from cutting a slab in a flat to the waterproofing under the tiles and the décennale (ten-year building insurance), is on our page about replacing a bathtub with a walk-in shower.

Fittings

Grab rails, a raised WC and a wider door: what to check before work starts

A grab rail is only as strong as the wall behind it. Ask how it will be fixed and what it's rated to hold. A rail screwed into tile over a thin partition can come away the day someone leans on it. Decide the positions by standing in the room with the fitter, because the right height depends on you. A towel rail isn't a grab rail, however solid it looks.

For the WC, sit on a showroom model first. A wall-hung pan lets the fitter choose the height, but it needs a proper frame in the wall. Ask what the wall is made of and what that adds to the price.

Measure the doorway and the floor space with a walking frame or wheelchair in mind. Ask the fitter to plan the room around the widest thing that has to get through. A door that opens inward can be blocked by someone who has fallen behind it, so ask about a sliding door or one that opens outward.

For the floor, ask for a sample and wet it. Test it with bare feet, because a tile that feels fine in a showroom can be slick with soap on it.

Budget

What pushes the price of an accessible bathroom up?

Most of the gap between two accessible bathroom prices comes from the building: what the fitter finds once the bath is out, and how much of the room has to move.

The floor comes first. A level shower needs the floor to slope to the drain, which is straightforward in some houses and impossible in a flat whose slab can't be cut. Raising the floor instead adds work. Moving the drain or the WC to a new spot means new waste pipes, and that is the biggest single jump in price.

Then come the surprises. Old pipework, a damp or rotten floor under the bath, or a wall too thin to hold a grab rail or a wall-hung WC all get found during the strip-out. In a building permitted before July 1997, old tiles and adhesive may need an asbestos check before anyone breaks them up, and removal if it finds any. Widening a door is cheap in a partition wall and expensive in a load-bearing one, which in a flat also needs the other owners' vote.

Get at least two written quotes, each pricing the same brief line by line, and ask what each firm will do if the floor or the pipes turn out worse than expected. A quote that leaves out the floor only looks cheaper. What drives the price of any bathroom is on our bathroom renovation page.

The grant

Who can claim MaPrimeAdapt' for a bathroom, and in what order?

Only someone who lives here as their principal residence. A Riviera second home fails the test, whatever your age or health. If your main home is elsewhere, budget the full cost and read the rest of this section as background.

For a resident, the national housing agency Anah pays 50% of the works in the modestes band and 70% in the très modestes band. The works ceiling is 22,000 EUR HT (before tax), so the most you can receive is 11,000 or 15,400 EUR. The two higher bands get nothing, and our income-band guide shows where you sit. At 70 or over, no other condition applies. Between 60 and 69 you must show a loss of autonomy. At any age, a disability rate of at least 50%, or receiving PCH, also qualifies. Replacing a bath with a shower is listed as eligible work.

The order matters. An adviser visits first, defines the works and helps put the file together, and the grant covers their fee. Applications go through france-renov.gouv.fr, which asks for a FranceConnect+ login and can be slow to arrange from abroad. Don't sign the devis or start work before the written grant decision arrives. Professionals must do the work. A tenant needs the landlord's written agreement.

Tax and other help

Why the autonomy tax credit is gone and the TVA stays at 10%

The tax credit for adapting a home to loss of autonomy covered expenses paid up to 31 December 2025. It wasn't renewed for 2026. Many French and English websites still advertise it. Work paid for in 2026 or later gets nothing from it.

On TVA (French VAT), expect 10%. In a home over two years old, an adapted bathroom is taxed as general renovation, provided the equipment is fitted into the building and billed by the same firm. The 5.5% rate for disability equipment covers a narrow official list, such as stairlifts and lifts. A walk-in shower and ordinary grab rails aren't on it. Some sellers imply 5.5% for a "PMR shower", so ask for the rate on each line of the devis.

Residents have two other routes, both through their Département: the APA, an allowance for people over 60 who are losing autonomy, and the PCH, a disability allowance. Either can help with smaller adaptations such as grab rails, and both assume you live in France.

Before you sign

What should the quote for an adapted bathroom spell out?

Read the devis against your brief. Every point you agreed with the fitter or the ergothérapeute should appear as a measurement or a named product, because the signed devis is the contract.

If a grant is involved, the adviser's works list comes first and the devis follows it. Keep the signed version and every photo of the room before and after the work with the house papers, in case of a dispute or a later sale.

Questions

Frequently asked questions about accessible bathrooms on the Côte d'Azur

If your question isn't here, send it with your request and we'll answer it directly.

Only if the Riviera home is your principal residence. Age 70 or over removes the loss-of-autonomy condition, but it doesn't change the residence rule or the income bands, and the two highest bands receive nothing. If your main home is in another country, budget the full cost of the work. Check the income bands for MaPrimeRénov' (the state renovation grant) in our guide first.

No. The RGE (the state's approved-installer label) matters for energy-saving work, and adapting a bathroom isn't energy work. What you still need is a professional who carries ten-year cover for the waterproofing, and the grant doesn't pay for work you do yourself. Ask for the insurer's name and policy number before you accept the devis.

APA is for people aged 60 or over who have lost some autonomy, and it is arranged through the Département's care plan. PCH is for people whose disability the MDPH recognises, at any age. Both can contribute to small adaptations, and both assume you live in France. Neither is designed for a second home.

A tenant applying for MaPrimeAdapt' needs the landlord's written agreement first. Even without a grant, ask the landlord in writing, by registered letter, before any work on the plumbing or tiling.

Sometimes. Some French retirement funds pay for a home visit by an ergothérapeute for older retirees, and the visit is a good way to set the brief before any fitter quotes. Ask your own fund what it offers. If you're not in the French system, a private visit is usually a small cost next to the price of the bathroom.
