Bathroom renovation on the Côte d'Azur

A bathroom job here looks like one anywhere else until something goes wrong. Water leaks into the flat below, a light goes in over the shower where it shouldn't, or a new mixer furs up with scale within a year. Here's who is liable, what can go near the water, what hard water does and what pushes the price up.

What pushes the price of a bathroom renovation up?

Keeping the shower, bath and WC where they are keeps the price down. Each one moved to a new spot needs new waste and supply pipes. In a flat, reconnecting to the building's shared soil stack can also need a vote at the AG (the owners' general meeting) before work starts.

Then there's what the old tiles hide. Damp or rotten floor under the bath, old pipes that can't be reconnected, or no waterproofing at all under the old shower all come to light in the strip-out. In a building permitted before July 1997, old tiles and adhesive may need an asbestos check before anyone breaks them up.

Get two written quotes for the same layout, split by lot: plomberie (plumbing), électricité (electrics) and carrelage (tiling). Ask each firm what it will do if the floor or the pipes turn out worse than expected, so the answer is on paper before the old bathroom comes out.

Electrics near water

Lights and heated towel rails near a French shower: what to ask

French wiring rules set safety zones around a bath or shower, and they get stricter the closer you get to the water. Lights and fixed equipment inside those zones, such as a heated towel rail, have to be rated for their position. Ordinary plug sockets aren't allowed in the zones at all.

You don't need to learn where the zones start; that's the electrician's job. Ask whether the light over the shower, and the towel rail if it's heated, is rated for where it sits, and ask for the answer in writing. The general rules are on our NF C 15-100 glossary entry. Push back on a contractor who brushes off the question or wants a standard light straight above the shower head.

Older Riviera properties are more likely to fall short here. A bathroom last rewired decades ago was built to a looser standard. A full renovation is the natural time to bring that room's wiring up to current rules, before new tiles go over the old circuit.

Insurance and liability

Who pays when a new bathroom leaks into the flat below?

Tile grout is a joint filler, and it doesn't keep water out. There has to be a waterproof layer under the tiles. Ask what the tiler is using and make sure it's a named line on the devis (written quote).

When something goes wrong, the guarantee that applies depends on what failed. A shower mixer or tap is equipment you could unbolt without touching the building. Since a Cour de cassation ruling in March 2024, one added to an existing bathroom gets neither the two-year biennale nor the ten-year décennale (building insurance). So get the fitter's and the maker's warranties in writing. Water that gets through failed waterproofing under the tiles and comes through the ceiling below is structural damage. That's what the ten-year garantie décennale covers, counted from the handover (réception des travaux). The contractor's décennale insurer pays, so the insurer's name and policy number belong on the devis before work starts.

Steam and damp air need somewhere to go too. A working extraction fan or VMC (mechanical ventilation) protects the same waterproofing, and the paint and plaster around it. Don't let it drop off the devis to save money.

2024 No biennale or décennale for a tap, mixer or shower fitting added to an existing bathroom. The fitter's and maker's warranties are what you have.
10 years Décennale. Failed waterproofing under the tiles, leaking into the structure or the flat below.

Accessibility grant

Can MaPrimeAdapt' fund a walk-in shower for an older owner?

For most readers of this site, no. MaPrimeAdapt' only applies to the claimant's principal residence, so a Riviera second home doesn't qualify, whatever the owner's age or health. If your main home is elsewhere and you spend part of the year here, it's out.

An owner who lives here full time and sits in one of the two lower income bands can get 50% or 70% of the works, up to a ceiling. Replacing a bath with a walk-in shower is listed as eligible work. Our accessible bathroom guide covers the rest: what the room needs, the other help for residents and what to ask the fitter.

Water quality

How does Riviera hard water affect a new bathroom?

Tap water on the Côte d'Azur is hard, in Cannes and Nice alike. Limescale builds up fastest where you've just spent money: inside a new shower mixer, on a new glass screen and inside a new water heater.

The design doesn't need to change, but raise it at the devis stage. A shower head and mixer with an anti-scale or easy-clean coating cost little extra and save descaling every few months. If the job includes a new water heater, our hot water systems guide covers how calcaire shortens service intervals here and what to ask for.

Before you sign

What should a bathroom devis include?

Look first for the waterproofing under the tiles, named as its own line and not folded into "carrelage". Then ask for the devis split by lot (plomberie, électricité, carrelage), each with quantities and unit prices. The sanitaryware should be named by brand and reference, so two devis can be compared line by line.

It should also show the TVA (French VAT) rate, the payment schedule, a start date and duration, and the contractor's décennale insurer and policy number. In an apartment, if the job touches the shared soil pipe or water riser, the contractor should flag it in writing. That can mean waiting for a vote at the copropriété general meeting before work starts.

Frequently asked questions about bathroom renovation on the Côte d'Azur

The contractor who fitted it, under their ordinary contractual liability. Since a Cour de cassation ruling in March 2024, a tap, mixer or water heater added to an existing bathroom falls outside both the two-year biennale and the ten-year décennale. So get the fitter's warranty on the fitting and the manufacturer's warranty in writing. Report the fault in writing, with the date the job was finished.

Yes. France sets safety zones around a bath or shower. Anything electrical inside them, such as lighting, a switch or a heated towel rail, has to be rated for it, and ordinary plug sockets aren't allowed there at all. Don't try to check this yourself. Ask the electrician to confirm in writing that the fittings near the shower or bath comply, and keep that note with the house papers.

Walk round the room with the contractor and write every visible defect into the réception record, down to a chipped tile or a slow drain. A visible defect left off that record counts as accepted. The ten-year décennale also runs from that date, so keep the signed record with the devis and the insurer's details.

Yes, and it usually costs less. Keeping the shower tray, bath and WC where they are means the waste and supply pipes stay put. If the shower area is retiled, ask whether the waterproofing under it is renewed as well, because new tiles over a failed layer will leak just the same. Get an itemised devis either way.

Only if it touches the building's shared parts, structure or common pipework. Moving a WC or shower usually means reconnecting to the soil stack or the water riser. If that stack or riser is shared, the change needs a vote at the copropriété's general meeting (AG) before work starts. Work confined to your own lot, with no change to shared pipework or the structure, doesn't need a vote.
