Luxury bathroom renovation on the Côte d'Azur

Marble reacts to the sprays sold to clean off limescale, and the water here leaves plenty of it. A stone bath can be too heavy for an old floor, and a steam room can soak the wall behind its tiles. Settle each of these before the stone is cut.

Marble and stone

Why limescale cleaners ruin a marble bathroom on a hard-water coast

Marble and limestone are mostly calcium carbonate, the same mineral as the scale on your taps. Acids dissolve it. Vinegar, lemon juice and most limescale removers leave dull, pale, rough patches on polished stone, and wiping won't bring the shine back.

The coast has hard water, so scale builds up around the taps and on the shower walls. The product sold to shift it is the one that harms the stone. Ask the stone supplier which cleaner to use against limescale, and keep anti-scale sprays away from marble. In a second home, write that down for whoever cleans while you're away.

Natural stone is porous. In a bathroom it gets a water-repellent sealer, and the sealer wears off over time. Ask the supplier how often to renew it and with which product.

Polished stone is also slippery when wet. For the floor and the shower, ask for a honed or textured finish, and wet a sample with soap on it before you choose.

Weight

Can an old floor carry a stone bath full of water?

A bath carved from stone, or cast in solid surface, is heavy when empty. Fill it and add a person, and the load on one patch of floor goes up again. Timber and vaulted floors in a village house or a mas (a Provençal farmhouse) were built long before anyone pictured a bath like that on them. Nobody can tell by looking whether yours will hold one.

Before you order, have an engineer from a bureau d'études (an engineering consultancy), or your architect, check that the floor can carry the bath when it's full. Get the answer in writing. If the floor falls short, it gets strengthened, or the bath moves to a spot over a wall or beam. Either way the layout changes, so settle this before the design is fixed. Our stone house page covers old floors more widely.

In a flat, the floor is part of the building's structure, which belongs to the copropriété (the building's co-ownership). Strengthening it is a decision for the AG (the owners' general meeting), and so is cutting into the slab for a level shower. Raise it with the syndic (the building's managing agent) early, because the AG may only meet once a year.

Steam room

What does a private steam room need behind the tiles?

A hammam (steam room) fills a closed space with hot, wet air. The steam reaches the walls and the ceiling, so the whole box has to be waterproof and vapour-tight, the floor included. A flat ceiling drips condensation onto whoever sits below. A sloped or vaulted one lets it run down the walls. Where steam gets through a joint, it soaks the plaster or timber behind, out of sight. Ask how the walls and ceiling are sealed against steam.

The steam generator needs its own protected electrical circuit and an isolating switch. It sits outside the steam room, somewhere dry, ventilated and frost-free. A larger generator may need a bigger electricity subscription, so ask before you choose the model. Hard water scales up a generator the way it scales a kettle. Ask what descaling it has and who will service it.

The room also needs an air inlet and a way to dry out fully after each session. Settle how that works before the tiler starts.

On tax, a ready-to-fit cabin is supplied at 20% TVA (French VAT), with only the fitting at 10%. A steam room built to measure, where the room is altered, plumbed and tiled, takes 10% on supply and fitting. On insurance, the generator counts as equipment, so it carries no ten-year cover.

Heated floors

Electric or water underfloor heating for a stone bathroom floor

Stone is cold underfoot on a January morning, even on the coast. A heated floor fixes that, and there are two kinds.

An electric mat or cable goes under the tiles and runs on electricity. It's allowed in a bathroom when it's installed to the bathroom safety rules, near the shower included. Ask the electrician to confirm that on the devis (written quote).

A water system runs pipes under the floor, fed by the boiler or a heat pump. It works at low water temperatures, which suits a heat pump. It needs a deeper floor build-up, and in an old house that depth may not be there.

The choice usually follows what already heats the house. Ask each firm how much the system raises the floor, and where the thermostat will go: it has to sit away from the wet zones. Both kinds are taxed at 10% when the firm supplies and fits them.

Design

Architect, interior designer or project manager: who should design a high-end bathroom?

The law doesn't require any of them. An architect is compulsory only for some planning applications, and a bathroom renovated inside the house needs no permit. Who designs it is your call.

"Architecte" is a protected title in France. Only people on the register of the Ordre des architectes (the architects' professional body) may use it, and the register is public. "Architecte d'intérieur" (interior designer) isn't regulated, so anyone can print it on a business card. Ask about training, insurance and finished bathrooms you can see. The title alone guarantees nothing.

A designer who also runs the work acts as maître d'oeuvre (project manager) and takes on a builder's liabilities. Ask for their professional liability and décennale (ten-year building insurance) certificates. The contract should say whether they run the site visits and the réception des travaux (formal handover), or only produce the drawings. If you live abroad for part of the year, that line matters most.

Budget

Why stone and bespoke pieces raise the cost of a luxury bathroom

The stone you pick. Slabs chosen so the veining runs on across a wall cost more to buy and more to fit. So do thick pieces cut to measure for a bath surround. Lining up the veining also means more stone gets cut away and thrown out.

Work under the surface. A floor strengthened for a stone bath, a drain moved for a level shower, or a steam room built to measure each brings in another trade. None of it shows once the tiles are down.

Bespoke pieces. A vanity, a glass screen or a bath made to measure is usually ordered on an acompte (deposit) and can't be sent back. Ask for the delivery date in writing and put it in the devis. There's no legal payment schedule for a renovation, so tie each later payment to a stage you've checked. If the devis says arrhes instead, that's a deposit either side can walk away from, at a price.

Get two written quotes for the same design, with the stone named by type, finish and thickness on each, so you compare the same slabs.

Cover

Which faults in a luxury bathroom the ten-year insurance covers, and which it doesn't

Leaks come first. The waterproofing is a hidden membrane under the tiles, because tiles and grout never keep water out on their own. If it fails under a shower and the room, or the rooms around it, become unusable, the décennale can apply. The insurer decides case by case after an expert visits. Get the insurer's name and policy number on the devis, and ask whether the insurer treats that waterproofing system as standard work.

Faults in the finish are treated differently. Crazing, hairline cracks that don't leak, stains and surface mould generally fall outside the décennale. The AQC, the construction-quality body funded by insurers and the State, notes the bar can shift for a luxury hotel. Don't count on that in a private house. For those faults you rely on the contractor's ordinary liability, and you have to show a fault. Normal wear isn't one.

Taps, mixers, towel rails and a steam generator added to an existing home have had no ten-year or two-year cover since a 2024 court ruling. The fitter's contract and the maker's warranty are what's left, so keep the warranty papers.

On an expensive finish, walk the room in daylight before you sign the handover report, and list every chip and scratch on it. The FAQ below explains what happens to a flaw found later.

Questions

Frequently asked questions about luxury bathrooms on the Côte d'Azur

If your question isn't here, send it with your request and we'll answer it directly.

Not for work inside the house. A new window or vent grille on an outside wall is different. It changes the facade, so it needs a déclaration préalable (planning declaration) at the mairie (town hall). In a flat, anything that changes the outside of the building also needs a vote at the owners' general meeting first.

You can, but the tax changes. The 10% TVA (French VAT) applies to equipment supplied and billed by the firm that fits it. Anything you buy yourself carries 20% at the shop, and only the fitting is billed at 10%. Ask the firm in writing whether it will fit stone it didn't choose, and what it will answer for afterwards.

Yes, the same split applies. A ready-to-fit sauna cabin is supplied at 20% TVA, with only the fitting at 10%. A room converted entirely into a sauna, with its own plumbing, heating and tiling, can take 10% on supply and fitting. Ask the firm which of the two it is quoting, in writing.

For a year after the réception, the contractor must put right defects you report in writing, so send a registered letter with photos. A chip that was visible on handover day and left off the report is treated as accepted, which is why the walk-round matters. Damage you caused yourself isn't covered.

Inside your own flat, usually yes, as long as the shared parts stay untouched. A fan venting through the facade is a change to the outside and needs the general meeting's vote. Using an existing shared duct is a question for the syndic (the building's managing agent). Read the règlement de copropriété (the building's rules) before you order anything.

Official sources for steam room TVA, the 2024 equipment ruling and the designer's title

  1. BOFiP: reduced TVA rates on work in homes (BOI-TVA-LIQ-30-20-90-20) Fitted bathroom work in a home over two years old is taxed at 10%. Freestanding furniture and the supply of a ready-to-fit sauna or steam cabin are taxed at 20%, while a room built to measure as a steam room or sauna can take 10%.
  2. Légifrance: Cour de cassation, 3e civ., 21 March 2024, no. 22-18.694 Equipment added to an existing building, whatever its type, carries neither the ten-year nor the two-year guarantee.
  3. Service-Public.fr: garantie décennale (F2034) Ten years of cover from the réception for damage that makes the building unfit for its use, such as a shower that leaks into the rooms around it.
  4. Ordre des architectes: protection of the title architecte Only people on the Ordre's register may call themselves an architecte.
  5. Sénat: proposed bill on the title of interior architect (ppl 21-717, a proposal, not law) A bill tabled in the Senate, not a law. Its explanatory statement notes that the title architecte d'intérieur is unregulated, so anyone may use it. We found no law since that changes this.
  6. Service-Public.fr: work in a copropriété (F31513) Work that touches the structure, the common parts or the outside of the building needs a vote at the general meeting first.
